A move out of a multi-unit building or a gated community runs on its own logic, and across the East Bay these places split into two groups that price out worlds apart. The first is the upstairs unit: an apartment or condo two or three floors up in Oakley, Antioch, or Brentwood, where every dollar comes straight off the stairs, the tight landing turns, and a load-out worked early to stay ahead of the Delta heat. The second is the gated or managed property: a Bay-area address where the cost is red tape instead, the HOA gate access, the insurance certificate management demands, and a move-in window the building enforces to the minute. Whichever you have, we measure it straight and roll the lot into one written number.

An elevator saves little
People tend to assume a gated or elevator unit must come in below an upstairs walk-up, since nobody is fighting a couch up the stairs. Now and then that holds, but the building’s own rulebook usually eats the savings. Bay-area towers, along with plenty of gated communities across Oakley and Brentwood, will typically want:
- An insurance certificate on file with the management office ahead of time, which is on us so the front desk or the gate never sends the crew away.
- An elevator hold, usually a two- to three-hour window. Blow past that window and either you wait around or the whole move slides to another day.
- An assigned dock or service door, often tied to a move-in time the building holds to without giving an inch.
Keeping the figure honest
On upstairs units we charge for the real work the staircase takes instead of slapping a flat fee on each flight, and we stage the load early so the Delta heat never bleeds the day. On gated or managed properties the certificate and the elevator block already sit inside the number. Either way, once we know the building you leave with a written figure you can count on. We staff the job with our own W-2 movers, never day labor, and we keep the insurance talk straight: by federal rule your shipment defaults to released-value coverage worth 60 cents per pound, and full-value protection can be added for roughly 1 to 3 percent of the value you declare.
